An Energy Performance Certificate (EPC) is an assessment of a residential or commercial property to identify its energy efficiency credentials. This certificate is a digital document that is stored on the Government’s EPC register.
The government dictates that all dwellings that are being put up for sale or rent must have a valid EPC in place. All landlords have an obligation to provide an EPC on their properties. The cost of an EPC should never fall with the tenant.
They last for 10 years and must be refreshed once they’ve expired.
Our DEAs (Domestic Energy Assessors) aren’t authorised to offer advice on how to improve your rating. However, your EPC will automatically generate recommendations based on your current features.
Our DEAs (Domestic Energy Assessors) are DBS-verified and are all fully-accredited and regulated by Elmhurst. Should you wish to verify their identity when they arrive at your property, you can do so by calling our office on 01482 235034.
It should take no longer than 45 minutes to complete your EPC depending on the property size. Our assessors have everything they need to carry out your EPC including ladders. They also carry face masks, gloves and shoe covers should you wish them to be used.

All EPCs that are ordered and paid through our website will be lodged immediately after completion.
This is done so we can immediately lodge your report on completion to speed up the process.
Our Assessor will need access to all areas of the property including boilers, water tanks, lofts and vaulted ceilings. For any unable-to-access areas, our Assessor is required to make a worst-case scenario assumption on the energy efficiency of the area. Any documentation you hold on any building works that could affect the efficiency of the property should be made available for our Assessor upon inspection.
