All rental properties must have an active Energy Performance Certificate (EPC) which is an assessment of a property's energy efficiency credentials.
Landlords and agents who manage properties are obliged to ensure the property has an active EPC and log when it's set to expire so it is promptly renewed upon exipry.
How are EPC legal requirement changes set to impact landlords?
Currently, all rental properties legally need an EPC rating of between and A - E. However, there are talks of this legal requirement changing to:
→ Between A - C for all new tenancies from December 2025.
→ Between A - C for all existing tenancies from 2028.
