Arrival
Our office team will contact you in the lead-up to the appointment to ensure that nothing has come up and that you are still able to welcome our Assessor into the property.
Please note: If your property is a rental accommodation, we will contact the occupier. If it is not your primary residence, we will have already arranged key collection.
We will make a point of asking whoever will be at the property to ensure that all areas of the property are accessible; all rooms, loft spaces, utility meters and garages containing a boiler.
Surveying
Now that our Assessor has arrived, there's no time for a cuppa, they are straight in and ready for action. All Assessors work in different ways, some will start upstairs and work their way down and outside, and others may start outside and work their way in and upstairs. They will be in the zone, making a note of all the aspects of the property that contribute to the energy efficiency of the building:
The current lighting/bulbs being used
An inspection of the boiler
Loft insulation
Documentation for extensions/building work
Thermostats
Fireplaces
Water tank insulation
Number of showers/baths
And much more...
Depending on the size of your property the EPC could take the Assessor up to an hour to complete, but once it's done we will be out of your hair and you can carry on with the rest of your day.
Please note: If your property is vacant, we return the keys to the agreed drop-off point.
Lodging
Now that the survey is complete, our Assessor will leave the property and get to work on 'lodging' the report. All of the details and measurements recorded by the Assessor will be uploaded to the database, which will automatically calculate the property's energy performance rating, based on their findings. At this stage, recommendations for improving the EPC rating will be given, once again based on their findings and what would need to be done in order to reach the best possible rating.
You're all done
Now that the survey is complete and has been lodged, you will be able to locate the certificate on the Government's EPC Register.
